Tourists are often considered very profitable tenants, and it’s worth considering whether you might be able to market your property to tourists. Normally, it will be very obvious if your property attracts tourists; you might be in a city centre hotspot, on a fabulous beach or just somewhere that’s very well linked up to the rest of the country.

Short Tenancies

Though it can be a double edged sword, letting for shorter periods can be more profitable for you as a landlord because you can set your price higher. People are willing to pay for a shorter term let. With this, however, come additional cleaning costs and potential admin problems when it comes to changing your tenants over. You may also find yourself with a number of days in a week where your property is empty. Of course, an empty property earns no rent, so this is always bad news!

Seasonal Letting

You might find that your property is in an area which is seasonally in demand. Cornwall is a classic example, with very high yields during summer months that make up for the probability that your property will be empty during the winter. Manage your cash flow and make sure to spread any outgoings over the year so you’re able to pay your suppliers on time.

Good Accessibility

The most prominent selling point of most tourist properties is their location. Easy access from airports or train stations can be really useful and make sure there are good transport links by road or otherwise to the tourist attractions near you. It’s worth providing some information on this to your tenants too; it might make all the difference!
